Rental Demolition Application Submitted to City of Toronto

The demolition would facilitate the redevelopment of the site; incorporating 270 new residential units within a 24-storey tower.  The existing 267 unit, 18-storey apartment building would be retained.  

If the application is approved by the City, you will eventually need to move from your home. You will likely be offered a replacement rental unit in the new development at similar rent.  

The next notice that you will receive regarding this application will invite you to attend a tenant consultation meeting, where you can learn more about the development proposal and your rights as a tenant.

 

What you need to know:

 

  • The City has not made a decision to approve or refuse the application.  
  • A decision will only be made after a review process which could take several months or even years.
  • You will be consulted during the review and will have the chance to provide input.
  • You can continue living in your home as usual at this time.

 

Your rights and responsibilities:

  • The application does not change your status or any of your rights or responsibilities as a tenant at this time, including your responsibilities to pay rent and your rights to good property maintenance. 
  • If you have any concerns about property conditions or your status as a tenant, you can contact the City's 311 phone line or the City staff listed at the end of this letter.
  • If the application is approved, you have a right to receive at least four-months' notice before you have to leave your home, and you should receive three-months' rent as compensation.
  • The City typically requires that your rental unit is replaced in the new building and that tenants are offered the right to return to a new unit.

 

 

What happens now?

  • As part of the City's review of the application, City staff will organize a tenant meeting.
  • At the meeting we will discuss:
    • Any compensation or assistance you may be eligible for;
    • Any feedback or input you have on the application;
    • The estimated timeline for demolition if the application is approved;
    • Rights around replacement units; and any questions you have.
  • You will get a notice of the tenant consultation meeting in the mail once it has been scheduled.
